Once a building is ours, we manage the asset itself for the long term — capital, positioning, and performance.

    Roofs, systems, and building envelopes maintained on a planned schedule, not an emergency one.

  • Repositioning

    Deliberate, unit-by-unit improvement where it earns a return — never turnover for its own sake.

  • Performance

    Every property reviewed monthly against its operating plan, with the owners in the room.

Property Management

We manage our own buildings. Day-to-day operations are where a building's value is protected or slowly eroded — so we hold them to the same standard as the decision to buy.

  • Records & reporting

    Every charge, payment, and served notice recorded, reconciled, and retained — the documentation that disciplined ownership and California compliance both depend on.

  • Maintenance & vendors

    Requests triaged by urgency and assigned to vetted, insured vendors, then tracked to completion. Deferred maintenance is the most expensive kind.

  • Resident relations

    Even-handed communication and leases applied consistently. Stable tenancies come from being fair, being predictable, and holding both sides to the agreement.

  • The resident portal

    Residents pay rent, submit maintenance requests, and reach their lease and documents in one place — useful infrastructure, kept deliberately simple.
